What Site Prep & House Pad Construction Actually Involves
Site preparation is the work that turns a raw, cleared lot into a stable, engineered pad a builder can actually put a foundation on — a different job from land clearing, even though it usually follows right after it. Every site starts the same way: cleared ground with organic-rich topsoil, uneven grade, and often the region’s heavy Moreland clay sitting just under the surface, none of which can support a structure’s weight on its own. The work starts by stripping topsoil and any remaining roots or organic material down to stable subgrade, since organic matter left in place will decompose and cause the pad to settle unevenly years later. The area is then excavated to the planned depth, and clean, compactable fill dirt is brought in and spread in thin layers, or lifts, each one compacted with a plate compactor or roller before the next layer goes down — a shortcut here is exactly what causes the sunken driveways and cracked slabs seen on lots that were rushed. Step 1 — Site Walk & Elevation Planning

Step 2 — Clearing & Topsoil Strip
Remaining vegetation, roots, and topsoil are stripped down to stable subgrade. Organic material left under a pad decomposes over time and causes uneven settling, so this step doesn’t get shortcut even when it adds a day to the schedule.
Step 3 — Excavation to Subgrade
The area is excavated to the planned depth using a track excavator, with attention to the region’s Moreland clay, which behaves very differently wet versus dry. Getting this stage right is what prevents the swelling and shrinking that causes foundation problems down the road.
Step 4 — Compacted Fill in Lifts
Clean fill dirt is brought in and compacted in thin layers rather than dumped and rolled once, since a pad built in proper lifts resists settling far better than one that looks level on day one but wasn’t compacted correctly underneath.
Step 5 — Final Grade & Drainage Check
The pad is graded to finished elevation with a slope away from the building footprint, and a gravel base is added where the plan calls for one. You get a walkthrough and a pad that’s ready for your builder to break ground — not just dirt that looks flat.
